3AM Hotel Consultants is an independent owner-side hospitality advisory firm based in Manila, Philippines. The firm advises hotels, resorts, restaurants, bars, and mixed-use developments across the Philippines and Southeast Asia. 3AM is brand-agnostic and operator-agnostic and engages on the owner's side of the table — without operator or brand bias.

Owner-side hospitality advisory means advising the owner of a hospitality asset — not the operator, brand, or management company. 3AM works for the project's commercial and operational interests independently of any operator agreement, ensuring decisions on positioning, operator selection, technical scope, and operational performance are aligned with the owner's long-term objectives.

A hotel management company operates a hotel under a management agreement and earns fees tied to operation. 3AM does not operate hotels. 3AM is an independent advisory firm engaged by owners, developers, and investors to assess, align, execute, and sustain hospitality assets. The firm carries no operator or brand bias and is paid on a retainer, monthly, or fixed-scope basis.

3AM Hotel Consultants was founded in February 2019 by Paolo Campillo and Arthur Gerrard 'Art' Gindap, both Managing Partners. Paolo brings over thirty years of hotel operations leadership across Mandarin Oriental, Starwood, Shangri-La, Pan Pacific, and NUSTAR. Art previously led Robinsons Hotels and Resorts — the largest hotel company in the Philippines — and served as VP and Regional GM at The Ascott Limited.

3AM provides six services: Hospitality Consulting, Hotel Operations Advisory, Hotel Technical Services, Restaurant Development, Bar and Beverage Consulting, and Resort Consulting. These services span three advisory pillars: Development and Technical Advisory; Operations and Asset Performance; and F&B; and Lifestyle Concepts.

Pre-opening hotel consulting covers the planning, coordination, and operational readiness work between construction handover and opening day. It includes pre-opening sequencing, departmental mobilization, SOP and operational framework development, OS&E; planning, HACCP compliance, opening readiness reviews, and coordination between ownership, operators, and project teams.

Resort consulting addresses leisure-driven hospitality assets with multi-outlet operations, destination-led guest experience design, and longer length-of-stay economics. It differs from hotel consulting in operational complexity, F&B; program scope, activity programming, and the commercial alignment required for leisure-driven assets and mixed-use destination projects.

OS&E; stands for Operating Supplies and Equipment — the movable operating items required to run a hotel or venue, including kitchen equipment, tableware, linens, uniforms, housekeeping tools, and operational smallwares. OS&E; planning is a core component of 3AM's Hotel Technical Services scope and is sequenced through pre-opening readiness.

3AM is brand-agnostic and operator-agnostic. The firm engages on the owner's side of the table and supports operator evaluation, brand evaluation, and operator interface work, but does not represent any operator or brand. This independence is a core positioning anchor.

3AM engages on a retainer, monthly, or fixed-scope basis. Fees are matched to project scope and duration. The firm invoices in PHP for Philippine clients and USD for international clients. Public pricing is not displayed; engagement terms are scoped to each project at initial review.
